This is an email we received this morning from Stocklands.
Unfortunately the plans cannot be approved
in their current form and the following comments are made for your
consideration..
1.The
flat roof parapet design and minimal articulation across the long frontage
presents a heavy masonry appearance.
2.
The front facade wall exceeds the 7.5m wall length limitation of The
Observatory Design Essentials.
3.
It is suggested that alternative roof forms be considered to be incorporated
within the design such as a skillion to help soften the appearance and provide
additional interest.
4.
The second material of Scyon does not provide enough difference from the
rendered primary building finish and appearance.
5.
Details of the colour schedule should be provided to assist in the Design
approval assessment.
Amended plans are to be submitted for
further consideration.
What tha????????
So a phone call to the builder who was ready to start Tuesday.......
Looks like we have to make a few changes...............
Stay tuned
Pen :(
PS on a lighter note "off to mum's dance practice i go"

Arrrrr what a pain!!!!!! How long will this take now to make changes?
ReplyDeleteNooooooo! This is not cool. We have been in a similar situation before, whereby council had approved everything quicker than the "Design Review Committee" and the builder had already started!!!! It was too bad, so sad in that instance.
ReplyDeleteRE: Point One - I would have thought that the balcony provided considerable articulation across the facade?
RE: Point Three - Could you extend the raised roof across to the left? Rather than going nuts on lots of different skillion lines?
RE: Point Four - Could this be addressed via colours, rather than materials?
I understand with how frustrated you must be right now, Penny. I really and truly hope you can come to a speedy resolution!

No way Pen, That sucks! Quinny has just had similar dealings with the our new council! They make the building process a definite challenge, to say the least. Keep your head up love it will all come together soon. I second what Madonna says re all her points. I sure you builder will have some answers? x Jode
ReplyDeleteW.T.F?!
ReplyDeleteWelcome to my blog by the way..... came over to meet you and read this post and went....(you know, first line as above!)
I am so in awe of your calm and "off to mum's dance practice i go" sign off. I hope it's a nice bloody calm recital!
Town planners... who are they working for exactly? Mmmm....
